Your EICR, explained
Since 2020, private landlords in England must have the electrics inspected at least every 5 years and give tenants a copy of the report. If the report finds problems, the law gives you 28 days to fix them. The report codes each item it finds:
C1Danger present. Made safe on the day.
C2Potentially dangerous. Must be fixed.
FIFurther investigation needed.
C3Improvement recommended. Not required.
How it works
- Book online or by phone. Tell me the property size and how to arrange access with the tenant.
- I test every circuit. A typical flat takes 2 to 4 hours.
- You get the full report as a PDF, with any C1, C2 or FI items explained in plain English and a fixed price to put them right.
- Once any remedial work is done, you get written confirmation to send to your tenant and the council if needed.
Letting agents: I offer account pricing for regular work and can deal with tenants directly to arrange access.
